Airwaves Facilities Management provides plumbing and heating services across the UK for commercial, industrial and managed residential property, including housing owned and managed by the companies we work for. Our gas engineers are Gas Safe registered. We install and service heating systems, issue gas safety records, and take reactive call-outs 24 hours a day.

Leak & Pipework Repair
Leaking, burst and blocked pipes traced and repaired. On a commercial site the damage a leak causes is almost always worth more than the pipe, so finding it quickly is the job.
Boiler Servicing & Maintenance
Annual boiler servicing to pick up problems early, keep manufacturer warranties valid and meet safety obligations. Carried out by Gas Safe registered engineers.
Gas Safety Records (CP12)
Annual gas safety checks and certificates for landlords, managing agents and property owners. Every rented property needs one every year, and the certificate is the thing that gets asked for when something goes wrong.
Heating System Installation
Central heating, radiators, underfloor heating and warm air systems, installed and balanced so the building heats evenly.
Heating Controls
Smart thermostats and controls, including systems you can adjust remotely, usually the cheapest available saving on a commercial heating bill.
Drainage
Blockages, drain repair and CCTV drainage surveys. Where the problem turns out to be below ground, our groundworks teams handle it. At Millbrook we surveyed the adjacent drains, found a collapsed one and excavated to repair it.

We find the cause, not the symptom
A wet ceiling is rarely a ceiling problem. At Millbrook the obvious job was clearing backed-up drainage chambers; a CCTV survey of the adjacent drains found the collapsed drain that was actually causing it.

Gas work is done by engineers registered to do it. Nothing about gas is a judgement call.

One contract across the trades
Plumbing, plastering and decorating all come through us, which is why a leak repair can run straight through to a finished room without a second contractor.

We repair the damage as well as the fault
At Square on the Square a failed communal storm drain ended with a fully rebuilt and redecorated apartment, not a fixed pipe and a hole in the wall.

Below-ground work is ours too
Drain excavation, repair and reinstatement. At Millbrook, a 2,500 × 3,000mm excavation made good with two tonnes of type 1 MOT, new tarmac, sealed.

Certification and reporting
Regulated work is certified and the paperwork comes to you. Teams report from site on tablets with before-and-after photography.

We put the building back
At Square on the Square a communal storm drain failure ran through to a fully renovated apartment: drying programme, certificate of dryness, plasterboard, doors, flooring and decoration. A repaired pipe in a wrecked room is not a finished job.

Gas safety records across a managed portfolio
Annual CP12 checks and certificates for landlords and managing agents. It is the compulsory job that is easiest to lose track of across a portfolio and most expensive to be caught without.

Plumbing & Heating: your questions answered
Are your gas engineers registered?
Yes, our gas engineers are Gas Safe registered. Anyone working on gas legally has to be, and it is worth asking any contractor for their number and checking it on the Gas Safe Register before you let them near a boiler.
Do you issue gas safety certificates?
Yes. Annual gas safety checks and CP12 certificates for landlords and managing agents, carried out by Gas Safe registered engineers. If you are managing a portfolio, we can run them to a schedule so none of them lapse.
Do you service boilers annually?
Yes. Annual servicing picks up developing faults, keeps manufacturer warranties valid and supports your safety obligations. It is the cheapest maintenance on a heating system and the most commonly skipped.
A pipe has burst out of hours. Will you come?
Yes. We take call-outs 24 hours a day with a four-hour target response. Call 0330 118 00 65 at any hour, or email info@airwavesfm.co.uk, ideally with photographs.
Will you fix the damage as well as the leak?
Yes, and that is the difference worth knowing about. Carpentry, plastering and decorating all come through us, so a leak can run through to a repaired and redecorated room under one contract rather than leaving you to find the other trades.
What if the problem is under the ground?
We do that too. CCTV drainage surveys to find it, then excavation, repair and reinstatement by our groundworks teams.
Do you work on residential properties?
Yes, but not as a domestic plumber. We work in apartments, houses and blocks that are owned or managed by the companies we work for: managing agents, landlords and property companies. What we do not do is individual householders ringing up about a washing machine; we are set up for managed portfolios, and priced for them.
