In short

Airwaves Facilities Management installs, maintains and tests mechanical and electrical systems for commercial and industrial property across the UK. We cover power distribution, HVAC, heating, access control and the builder’s work around them. We are NAPIT registered for electrical installations to BS 7671 up to 1000V AC, and our gas engineers are Gas Safe registered.

Information on mechanical & electrical

M&E systems we install and maintain

Installed, maintained and certified, including the builder’s work.

Electrical Installation & Maintenance

Power distribution systems, circuit boards, fuse boxes and power circuits, designed, installed and maintained to BS 7671. We are NAPIT registered for electrical installations up to and including 1000V AC, in dwellings and non-dwellings alike.

Certification on Completion

New and altered installations are verified, tested and certified on completion under our NAPIT registration, assessed against the IET Electrotechnical Assessment Specification. The certificate comes to you with the handover, ready for insurers, landlords and auditors.

HVAC & Ventilation

Heating units, ventilation and ductwork: installation, servicing and maintenance of the systems that control temperature, humidity and air quality. Air conditioning work involving refrigerant is carried out by an F-Gas certified specialist alongside our teams.

Heating Systems

Boilers, radiators, underfloor heating and heat pumps, installed and serviced. Our gas engineers are Gas Safe registered.

Access Control & Door Entry

Door entry systems programmed to work with what you already have. At The Post Box in Birmingham we installed an Intratone system integrated with the existing intercom across the whole development.

Groundworks Interface

Where electrical infrastructure needs civils work, we do both. At the Lidl distribution centre in Exeter we cut and reinstated a 75-metre ducting channel working in tandem with the client’s own electricians, and protected the surface-mounted earthing terminals with pre-fabricated checker plate.

What's included

How an M&E job runs

  1. Survey and specification

What is installed, what condition it is in, and what the building actually needs, all before anything is quoted.

  2. Registered engineers

We are NAPIT registered for electrical installation, and our gas engineers are Gas Safe registered, so regulated work is done by people qualified to do it. Refrigerant work goes to an F-Gas certified specialist.

  3. We work around your operation

Lidl Exeter was a live distribution centre with HGV movements throughout, and we sequenced our work directly around the client’s electricians installing their ducting.

  4. We do the builder’s work too

Chasing, channel cutting, reinstatement and making good are ours as well, so an electrical installation does not stall waiting for a groundworks contractor.

  5. Certification and handover

Regulated work is certified on completion and the paperwork comes to you, not into a filing cabinet.

  6. Reported from site

Teams carry tablets and report directly from site, with before-and-after photography as standard.

Included as standard

  • NAPIT registered to BS 7671; Gas Safe registered gas engineers
  • Work sequenced around a live site
  • Associated builder’s work and reinstatement
  • Certification issued on completion
  • Before-and-after photography
  • 24-hour reactive call-out available, with a four-hour target response
Steve has been amazing in providing us with his maintenance knowledge and always on the other end of the phone or email with a quick response to our queries.

Why choose us

Why us for mechanical & electrical?

Regulated work is the one place where "we know a man" is not an answer.

  • NAPIT registered to BS 7671, and Gas Safe registered gas engineers

Assessed against the IET Electrotechnical Assessment Specification as competent to design, construct, maintain, verify, inspect and test electrical installations up to 1000V AC, in dwellings and non-dwellings. The certificates are downloadable from our certifications page rather than just claimed.

  • The people who install it certify it

Installation work is designed, installed, verified and certified under the same NAPIT registration, so the certificate comes from whoever did the work and any snag goes back to them.

  • We worked alongside Lidl’s own electricians, not around them

At the Exeter distribution centre we cut a 75 linear metre channel with a diamond blade channel cutter, then reinstated it once their ducting was in. £37,000 in 10 days, on a site that never stopped.

  • We protect the terminals we hand back

Surface-mounted earthing grounding points at Lidl were protected with pre-fabricated checker plate, on a floor taking constant HGV traffic.

  • Access control that integrates instead of replacing

The Intratone door entry we installed at The Post Box was programmed to work with the intercom already running across the development, so residents kept one system rather than two.

  • 24-hour call-out when something fails

Reactive M&E call-outs taken any hour, with a four-hour target response, and the phone answered rather than diverted.

  • Over 50 people, since 2017

Airwaves has been trading since March 2017 and the team is now more than fifty strong. Big enough to cover a national portfolio, small enough that you are not passed between account managers.

Before you enquire

Mechanical & Electrical: your questions answered

Are your electricians and gas engineers registered?

We are NAPIT registered for electrical installations covered by BS 7671, up to and including 1000V AC, in both dwellings and non-dwellings, assessed against the IET Electrotechnical Assessment Specification. Our gas engineers are Gas Safe registered. The NAPIT certificate is downloadable from our certifications page.

Can you work on a live site?

Yes, and most of our M&E work is. Lidl Exeter was an operating distribution centre with constant HGV movements, and we worked in tandem with the client’s own electricians rather than requiring the area to be handed over.

Do you handle the building work around an installation?

Yes. Chasing, channel cutting, infill, reinstatement and making good. At Lidl that meant cutting a 75-metre channel, infilling with C40 cement and A142 rebate bars for HGV loading, and pressure washing the area on completion.

Who carries out the electrical work?

Vetted electricians working under our NAPIT registration. Everyone we send to site is vetted, whoever’s payroll they are on. Air conditioning work involving refrigerant goes to an F-Gas certified specialist we work with regularly, and we would rather tell you that than imply we hold a certification we do not.

What happens if something fails out of hours?

We take reactive call-outs 24 hours a day and aim to respond within four hours. Call 0330 118 00 65 at any hour, or email info@airwavesfm.co.uk.
