Soft Services

Grounds Maintenance

All of the grounds on a schedule you set: green space, hard surfaces and winter cover, measured against KPIs we agree at the start rather than an impression of whether it looks tidy.

In short

Airwaves Facilities Management maintains commercial, industrial and public-sector grounds across the UK, including school grounds and managed residential estates. We cover lawns, beds, hedges, hard surfaces, site clearance and winter gritting on contracted visits at intervals you set, from weekly to quarterly, measured against KPIs agreed at the start.

Information on grounds maintenance

Grounds we look after

The whole site, all year, including the hard surfaces and the month everything freezes.

Lawns & Grass

Mowing, edging, aerating and feeding, on a cycle that follows the growing season rather than a flat monthly visit that is wrong at both ends of the year.

Beds, Shrubs & Hedges

Weeding, pruning, cutting back and weed control, keeping planted areas in shape between the heavier seasonal work.

Hard Surfaces

Pathways, car parks, bin stores and patios, pressure washed and kept up. The part of a site most grounds contracts quietly leave out.

Gritting & Snow Clearance

Car parks, access routes, footpaths and entrances gritted whenever the forecast is 2°C or below, and snow cleared when it settles. Part of the same contract, with the detail on our gritting and snow clearance page.

Site Clearance & Seasonal Work

Leaf clearance, fallen branches, litter and debris. The jobs that decide whether a site looks maintained or just mown.

Tree & Shrub Care

Routine pruning, shaping and health checks as part of the visit. Anything larger, like felling, a dangerous limb or a tree under a preservation order, goes to our tree services or arboriculture teams.

What's included

How a grounds contract runs

  1. We walk the site and write the schedule

What gets done, how often, and at what point in the year. Different parts of a site want different frequencies, and the entrance is not the back fence.

  2. You set the interval

Contracts run weekly, fortnightly, monthly or quarterly, and plenty of sites need a mix. We also take one-off projects and annually contracted visits at intervals you determine, rather than pushing everyone onto the same cycle.

  3. We agree the KPIs

The indicators that matter to you, monitored as part of regular reporting and shared back, with quality reviews to seek feedback rather than wait for a complaint.

  4. Vetted teams, with the machinery

Our grounds teams are vetted and trained, and we supply the equipment. Nothing for you to buy, store or maintain.

  5. We tell you what else we found

Teams report from site on tablets. Our client OBMS says we go above and beyond in reporting other site issues, and quote for them if you want the work done.

  6. Seasonal adjustment

Growth is not linear and neither is the schedule. Cutting cycles tighten through the growing season, shift to clearance as it ends, and become gritting and snow clearance through the winter.

Included as standard

  • Schedule and interval set with you, written into the specification
  • All machinery and equipment supplied
  • Hard surfaces as well as green space
  • Gritting and snow clearance through the winter
  • Green waste removal on completion
  • Reporting against agreed KPIs, with regular quality reviews
Their work is spot on and our mutual clients just love them. Highly recommend!

Why choose us

Why us for grounds maintenance?

A grounds contract is judged on the fortnight you did not visit, which is why ours is written down rather than assumed.

  • You set the interval, not us

Weekly, fortnightly, monthly or quarterly, and different frequencies for different parts of a site. We also take one-off projects and annually contracted visits at intervals you determine.

  • Measured against your KPIs

We agree the indicators that matter to you at the start, monitor them in regular reporting and share the results, with quality reviews to seek feedback.

  • We cover you through the winter

Gritting and snow clearance sit on the same contract as the rest of your grounds, with one point of contact all year. Grounds contracts that stop in November leave you uncovered through the months when the site is most dangerous.

  • The machinery is ours

We supply all required equipment on contract work, so there is nothing to buy, store or maintain at your end.

  • We do the hard surfaces too

Paths, car parks and bin stores pressure washed and kept up, not just the green space. It is usually the first thing a visitor notices and the first thing a grounds contract drops.

  • You hear about what else we found

Teams report from site on tablets. OBMS, a client of nearly two years, singles out our proactive reporting of site issues beyond the spec.

  • Over 50 people, since 2017

Airwaves has been trading since March 2017 and the team is now more than fifty strong. Big enough to cover a national portfolio, small enough that you are not passed between account managers.

Before you enquire

Grounds Maintenance: your questions answered

How often will you visit?

As often as the site needs. Contracts run weekly, fortnightly, monthly or quarterly, and many sites want different intervals for different areas. We also take one-off projects and annually contracted visits at intervals you determine. We survey, agree it with you, and write it into the specification.

Is it cheaper to visit less often?

Usually it costs more. When visits are too far apart, each one turns into catch-up work: long grass has to come down in stages, because the RHS advises never taking off more than a third of the grass height in one cut, and overgrown hedges and beds take far longer to bring back. More frequent, shorter visits keep the site at standard, and across a year they often cost less than a thinner schedule plus the re-work it creates.

How much does grounds maintenance cost?

It depends on the size of the grounds, what is in scope and how often we visit, so we price each site from a site walk and a written specification. Send us the address and what you need, and we will come back with a schedule and a quote.

What kinds of sites do you maintain?

Commercial, industrial and public-sector sites, including offices, business parks, warehouses and distribution sites, retail, managed residential estates and school grounds. If you have property in more than one region, one contract covers all of it.

Can grounds maintenance go on the same contract as cleaning and repairs?

Yes. Grounds can sit on one contract with our cleaning, waste and building maintenance services, with a single point of contact for the whole site. When our grounds team reports a problem from site, such as a damaged fence or a blocked drain, quoting for it and fixing it run through the same contract and the same point of contact.

Does the visit change through the year?

Yes. Cutting cycles tighten through the growing season and shift towards clearance and cutting back as it ends. A flat schedule is wrong in May and wrong again in November.

Do you grit and clear snow?

Yes. We grit car parks, access routes, footpaths and entrances whenever the forecast air temperature is 2°C or below, and clear snow when it settles. Last winter we gritted 145 sites in a single night. Our gritting and snow clearance page has the detail.

Do we need to provide equipment or storage?

No. On contract work we supply all the required machinery and equipment.

Do you cover paths and car parks, or just the grass?

Both. Pathways, car parks, bin stores and patios are part of the site, and pressure washing and upkeep go into the schedule. What is included varies by client, which is why we write the scope into your specification rather than working off a standard list.

What if a tree needs work?

Routine pruning and shaping are part of the visit. Anything larger goes to our tree services team, and a site with a managed tree stock or protected trees is handled as arboriculture and vegetation works.

How do I know the standard is being met?

We agree KPIs at the start, monitor them as part of regular reporting, share the results, and hold quality reviews. Before-and-after photos are supplied as standard.
